What is a Non-QM loan?
A Non-QM loan is a mortgage that does not meet the Qualified Mortgage definition under the ATR rule. The borrower still has to show the ability to repay. The documentation is just not a W-2 and a tax return in the agency shape. Bank statement, asset depletion, 1099, and P&L are the common income methods.
Is there an automated underwriting system for Non-QM loans?

Can an automated underwriting system underwrite a bank statement loan?
DU and LPA cannot, because there is no agency box for a borrower qualified on deposits. A non-agency AUS can. You write the deposit rules, the expense factor, and the NSF treatment as rules, and CreditDecisionEngine returns approve, refer, or decline with the condition that fired.
Can an AUS underwrite a P&L-only loan?
Yes, if the P&L rules are written down. Who prepared the statement, how current it must be, and whether it has to reconcile to deposits are all conditions on documents. CreditDecisionEngine runs those conditions and returns findings, instead of a desk deciding them file by file.
Does asset depletion have an agency path?
A narrow one. DU and LPA can treat employment-related assets as qualifying income in the agency shape. Non-QM asset depletion programs use the investor’s own asset list, haircuts, and divisor, and those run on your rules, not an agency template.
How do you stop two underwriters from reaching two incomes on the same statements?
Write the calls down as rules. Which deposits count, what factor comes off, how transfers and NSFs are treated: each one is a judgment call on a desk and a fixed condition in an engine. The same file then gets the same answer no matter who opens it.
Is the Non-QM price tied to the underwriting decision?
Yes. PricingEngine reads the rules CreditDecisionEngine decides with, so eligibility and price are computed together. A quoted rate is a rate the file is eligible for, and when an investor reprices a band the whole shelf follows the rule change.
