What underwriting leaders should demand from a modern AUS
Score every vendor, including LoanPASS, against the same list. This is credit decisioning and loan decisioning criteria, not a brochure.
1. Deterministic, auditable decisions
Means: same file, same rules, same answer. You can show the rule. Why: auditors, QC, fair lending, investors. Ask: can we replay a historical file and get the identical finding? Red flag: the model is usually right.
2. Guideline configurability without a vendor ticket
Means: your credit box is yours to edit. Why: rates and overlays move faster than a release train. Ask: who changes a DSCR floor or an expense factor, and how long does it take? Red flag: we will put it on the roadmap.
3. Findings and conditions as an output
Means: approve, review, or rejected plus the conditions, each cited. Why: processors cannot clear a vibe. Ask: can we see a sample findings report on a Non-QM file? Red flag: eligibility as a green or red light with no why.
4. Decision speed
Means: a full rules evaluation in real time, not a batch overnight. Why: scenario desks die when the answer is tomorrow. Ask: what is returned in the first response: decision, findings, price? Red flag: a quote now, a credit answer later.
5. Multi-investor guideline support
Means: different rule sets by product, channel, or investor. Why: wholesale is a stack of boxes, not one. Ask: can one engine hold twelve investor overlays? Red flag: one generic Non-QM template.
6. Pricing and eligibility from one rule set
Means: a priced loan is a loan the file is eligible for. Why: fallout and reprice are how money leaves. Ask: if we change a guideline, does price move with it? Red flag: PPE in one system, AUS in another, nightly sync.
7. Explainability for fair lending
Means: you can tell a regulator why this borrower got this finding. Why: credit decisioning is a regulated act. Ask: show us the audit trail on an exception and on a decline. Red flag: feature-importance charts instead of a rule ID.
8. Integration surface
Means: LOS, POS, and document AI can send data and get a decision back. Why: swivel-chair is how the old stack failed. Ask: what is the API contract, and which LOS connections are live today?
9. Implementation honesty
Means: days to weeks, with your guidelines loaded, not a six-month mystery. Why: the last vendor already burned this budget. Ask: what do we bring, what do you encode, who validates? Red flag: a timeline with no file-compare step.
10. Exception workflow
Means: humans see only what the rules cannot finish. Why: an AUS that refers everything is a PDF with extra clicks. Ask: how are exceptions requested, approved, and recorded? Red flag: no exception object. Just email.
