Best mortgage underwriting software, by job
Best automated underwriting platform is a list query with no single answer, because the tools in this category do different jobs. The useful answer is: best at what. Agency eligibility, document reading, one investor’s box, or your own Non-QM and portfolio rules are different jobs.
How to use this guide
Selection criteria live here in short form. The full RFP list is on what to demand from a modern AUS. LoanPASS is listed last, on purpose. Score us like anyone else.
The options, by job
Agency underwriting covers agency conventional. The agencies write the rules. Typical fit: agency production.
Portfolio and scorecard tools help banks that hold loans. Confirm whether they decision the Non-QM documentation types you actually originate.
A configurable jumbo and Non-QM AUS covers Non-QM, jumbo, and multi-investor overlays. You write the rules, plus the investor boxes you encode. Decisions are deterministic. Findings come from those boxes.
Workflow and AI underwriting tools mix workflow and models. Ask where the credit decision is made before you treat one as an AUS.
Document AI is input, not a credit decision. It produces data, not findings. Pair it with an AUS.
Build your own if you have a large IT organization and want to own rules authoring, findings, audit, pricing sync, and every guideline change. Most Non-QM and business purpose shops should not.
AUS is a configurable non-agency automated underwriting system. You write the guidelines. The engine returns approve, review, or rejected with findings. PricingEngine can run on those rules. PMIPricer quotes from the same file.
Agency baseline
Agency underwriting is the right AUS if the file is agency. We do not compete with them. If that is your whole book, stop here.
Investor and specialty engines
Some engines encode one investor’s box. A configurable non-agency AUS encodes the boxes you sell into. If you sell to twelve investors, you encode those boxes once.
Document AI is not underwriting software
Document AI reads and verifies. It turns a bank statement into fields and flags a doctored PDF. That is necessary, and it is the input to an underwrite, not the underwrite. An automated underwriting system takes those fields, compares them to a guideline, and returns approve, review, or rejected with the condition that fired.
Build vs buy
Building an AUS means owning rules authoring, findings, audit, pricing sync, and every guideline change. Some large shops do it. Most Non-QM and BPL shops should not.
