How an AUS underwrites a bank statement loan, in four steps

Statements go in. Income is calculated. The lender’s rules run on that income. A decision with conditions comes out. If the rules live in an engine, the same file gets the same answer every time.

Four steps

Statements in. Personal or business accounts, 12 or 24 months, in the format the investor accepts.

Income calculated. This is where document AI earns its keep: extraction, deposit classification, and a proposed qualifying income. LoanPASS does not claim to replace that step. We generate conditions. We partner with document-validation tools.

Guidelines applied. Expense factor, seasoning, NSF tolerance, reserve months, credit, LTV. These are the lender’s rules, not the extractor’s.

Findings and conditions out. Approve, review, or rejected. Each condition traces to a guideline. A person clears what the rules cannot.

Document AI reads the statements. The AUS decides the loan

Document AI extracts and verifies. Its output is numbers you can trust more. It does not approve the loan.

The AUS decides eligibility and conditions. Its output is a decision you can defend. It does not read the PDF for you.

Borrower provides statements. Someone, software or a person, turns deposits into income. The lender runs that income through their Non-QM box. Without an AUS, that last step is a desk. With one, it is rules.
